Andy's career in real estate and infrastructure, now exceeding 35 years, is characterised by three continuous themes:
- Large scale, complex project and programme management
- Business transformation and change management
- A passion for education and educating
Andy's introduction to complex programme management came early when, as a recently qualified engineer, he worked on the UK Government's nuclear weapons R&D programme. Here, he gained a detailed understanding and appreciation for managing multifaceted and time-sensitive programmes within highly regulated and safety-conscious environments, along the way building experience across the entire property lifecycle.
Moving into the private sector in his early 30's, Andy applied his programme knowledge to the early days of PFI/PPP, working to develop commercial and infrastructure solutions across a range of health and education sector projects. This included working client-side in developing the models that were ultimately used to procure the programmes.
In 2008, Andy took on his first role that truly combined large programme management with business transformation, working at Lendlease to establish development proposals for Stratford City in East London; what would go on to become the London 2012 Olympic Village. Andy's principal role was to establish the operating principles for the project, creating an integrated working model between the previously separate Development and Construction divisions of Lendlease, the client (Olympic Delivery Authority) and their representative (CLM). Andy's involvement in the project continued well after the Games were over, being part of the team responsible for the legacy development of the Queen Elizabeth Olympic Park, through the realisation of both the original Stratford City development vision and The International Quarter commercial precinct.
Throughout this period Andy began to understand the significance of programme design and mobilisation and made this a central theme of his work. In subsequent years, working as part of Lendlease's global head office team in Sydney, Andy became an advisor to the company's major strategic programmes around the world, designing ways of working and mobilising teams on projects such as: Google Development Ventures (US), Elephant Park (UK), Tun Razak Exchange (Malaysia), Paya Lebar Quarter (Singapore), Milan Innovation District (Italy) and others.
In 2016, after becoming interested in trends associated with the digitisation of construction, Andy became a key influence in Lendlease's digital strategy and pursuit of modern methods of construction, eventually leading a team developing new - digitally-enabled - ways of working. This included him leading the in-house development of Lendlease's own project management platform, learning a lot about the world of software development in the process.
Seeking a new adventure after 16 years at Lendlease, in early 2024 Andy joined the team at Neom, Saudi Arabia, becoming Director of Operations on The LINE. Continuing a theme, his this role combined large-scale programme design with business transformation, being responsible for transitioning "the world's biggest start-up" to the efficient real-estate business it needed to become in order to successfully deliver the project. The scale of the challenge on The LINE is immense, not least because of the mix of 100+ nationalities and the cultural challenges that presented. Within this environment Andy's responsibilities included the creation of the new business operating model, underpinned by the processes, systems and data architecture that would make it work under the oversight of the Saudi investment authority, PIF.
Returning to Australia in 2025, Andy again decided to change direction, following the passion he’d earlier developed about influencing the future direction of property and construction through digital technology and data. Today, Andy works as an industry thought-leader and influencer, with one of the world’s leading construction technology providers, Procore Technologies. He has two main focusses: i) helping customers develop their future ways of working through greater appreciation and use of tech and data; ii) advising Procore’s internal operations through his unique knowledge of the industry it serves.
Andy's passion for learning and education is evidenced by a track record of establishing in-house development programmes for the companies he has worked with. Most recently at Neom, Andy established The LINE Academy, a vehicle that focussed on creating a curriculum through which collaboration and shared learning became the catalyst for solving some of the challenges the project faced. At Procore, Andy is now developing digital-first construction education programmes in collaboration with PIF (Saudi Arabia), King Fahd University (Dammam), The University of Canterbury (NZ) and the Building Institute of Aotearoa (NZ), amongst others.
Andy's mix of global experience has instilled in him a philosophy that successful programme management is about being able to contextualise the particular characteristics of the programme within its environment: place, product, timing and most of all - people and culture.
